Important: Under the Real Estate (Regulation and Development) Act, 2016, a promoter generally cannot advertise, book or sell units in a project before RERA registration. An EOI form, a broker's assurance or a "RERA expected" date is not a substitute for a registration number you can look up yourself.
Search the TG RERA portal for the project and the promoter's legal name, and check the registration number and validity.
Review HMDA or municipal layout and building permissions and the sanctioned tower plans and floor count.
Ask for land title documents and the joint development / JV agreement between the landowner and developer(s).
Confirm which phase and tower your unit falls in, and that the phase is separately registered.
Pay only into the official RERA-designated project account mentioned in the registration.
Carpet area, parking, possession date, amenities, refund and cancellation terms must all appear in the Agreement for Sale.
